Boom in new housing in Spain (11): the 25 districts with the most development activity

Analysis prepared by Brainsre.news in July 2022 regarding the ten districts with the most development activity in Spain.

The areas where more new construction homes began to be built over the last two years were studied. During this period, over 148,000 new construction homes began to be built in this country. Madrid was the municipality where the most homes were begun, at 11,607 units, followed by Barcelona with 5,722 units and Valencia with 3,056 units.

In this analysis, conducted with data from the Brainsre real estate Big Data platform, we group together these homes, district by district, to show the 25 areas of Spain where more new homes have been built during the last two years and to thereby find out the locations where development activity is the most intense.

Madrid is the municipality with the highest representation in this ranking, with 6 of its 21 districts present. They include districts from the outlying suburbs such as Vicálvaro, Villa de Vallecas, Hortaleza and Villaverde, but also districts within the M-30 ring road, such as Tetuán and Arganzuela. 

In addition to the capital, other municipalities of the Madrid region are also present in the table, such as Rivas-Vaciamadrid, Getafe, Colmenar Viejo, Valdemoro and Alcalá de Henares, thereby showing how Madrid leads the national market of new construction homes, with 11 of its districts grabbing spots in the list of 25.

Barcelona and its metropolitan area follow Madrid in the list. The city of Barcelona has 3 of its 10 districts in the list: San Martín, a district that includes Poblenou and 22@, in addition to San Andrés and Sants & Montjuic and La Marina del Prat Vermell, as the focal point of new construction. These three districts of Barcelona are joined by District 1 of L´Hospitalet de Llobregat, a city-center neighborhood whose industrial fabric is being converted to residential.

Málaga and the Costa del Sol also have a strong presence in the ranking, not only due to the presence of Málaga Norte, a district of the capital with new developments such as Hacienda Cabello and Martiricos, but also the presence of municipalities such as Mijas, fifth in the ranking thanks to over 1,300 homes built within its municipal district since 2020, as well as Estepona and Fuengirola. These latter two are the result of the construction of homes in premium areas such as Valle Romano and Lomas del Higuerón.
